RESIDENTIAL FULL PRIM LAND:
1. About Brando Estate:
Brando Estates are operated independent
of Linden Lab, this means you will NOT REQUIRE a 'Premium Account' to
own land here.For more info, assistance or any kind of questions IM
Myla Carter and Armenius Brando.
2. Purchase of land:
2.1. To buy a parcel/island simply
right click on the ground and select buy land, you need to mark that
you agree to the covenant (READ THEM) and then push the purchase button.
2.2. You WILL REQUIRE to maintain a
'tier' (administration fee paid to Brando Estates) when you own land
on any Brando Estate sim. The total tier amount for our parcels are
listed in the about land section of each parcel.
2.3. Tierboxes are on the water surface
directely arround your land and show "Pay Tier For XY". You
need to contact Myla Carter or Armenius Brando after purchasing land
if you dont find it! You MUST pay tier within some hours after the purchase
or the land will reset and items might get lost!
2.4. The first week tier is due directly
after the purchase of land. The purchase price does NOT contain the
tier.
2.5. If you buy a parcel on a Brando
Estate sim of any other than Brando Estates CEO Armenius Brando all
ACTIVE DEBTS (negative balance) of tier will PASS TO YOU!
2.6. When selling / abandon a parcel
also all anticipated prepaid tier will be defunct and the tier will
be RESET TO ZERO. There are NO REFUNDS to former owners an NO TRANSFERS
to new owners of paid tier.
2.7. Land sales are FINAL and BINDING.
We DO NOT buy back your land! We DO NOT pay back tier! YOU CAN NOT RESELL
THE LAND!
2.8. Buy land for group / deed to group
is allowed BUT we will NOT be held liable if an officer in your group
sells your land. If you need to deed your land to group IM Armenius
Brando or Myla Carter to get this feature opened on the sim.
2.9. Overdrawing tier / falling behind
payments:
-> if you bought land of Armenius
Brando for 99L$ per parcel: 1 day grace
After the day grace you will be evicted
from the parcel and all your objects will be returned. However
Brando Estates takes no responsibility for objects getting lost during
the returning process! It is YOUR responsibility to keep track on your
tier payments to avoid being evicted. If you leave land with tier in
arrears you wont be able to own land again on any Brando Estate without
paying this negative balance.
2.10. Eviction of the land because
of overdue payment or violating the rules mentioned in the covenant
means that you will get no refunds and you will be banned from Brando
Estate. Brando Estate becomes the absolute owner of the land again.
3. Limitations on RESIDENTIAL FULL
PRIM LAND:
3.1. This is a residential sim so only
good for living. NO COMMERCIAL ACTIVITY IN ANY WAY. Also nothing that
provides lag due to big scripts or too many visitors.
We explicitly do NOT allow anything
commercial for example NO :
-> no commercial buildings
-> no clubs / stages / events and
NO CLUB ITEMS at all!
-> no camping chairs
-> no malls / shops / selling
-> no Zyngo / gambling
-> no shouting objects
-> no party / wedding places (too
many people)
3.2. Building limitations:
-> maximum height on ground 25 meter
-> Skyboxes and other flying structures
may be built above 300m ground level
-> No rotating, flashing or glowing
signs or structures
-> No prims that are pushed outside
the sim barrier. No objects may reach beyond your property line
-> We CAN NOT subdivide a lot smaller
or in any different configuration then their original ones.
-> We CAN join smaller lots for
you into bigger ones.
-> It is prohibited to build/place
anything on/in the water, except of small piers, bridges and waterdecorations.
The lot may not be surrounded by any kind of privacy shield or
sight walls (this also means no “palm walls” and no semi transparent
walls).
-> To keep the privacy of other
residents a walk path / water channel of 3 meters around your lot has
to remain untilled (=nothing build or placed there at all).
-> We do not allow purely functional
but ugly buildings such as so-called "shoe boxes" also
NO castles. If there are complaints about your buildings by at least
3 neighbours you will have to remove your buildings or put them above
ground at above 300m. We reserve the right to tear down buildings
in such cases if necessary
-> NO so called "zero rezzers"
, prim save rezzers" , "temporary rezzers" scripts
-> No high lag scripts. Scripts
with over 0.7 ms duration may be restricted if they cause lag in this
area.
-> NO sion chicken etc.! NO scripts
that significant negatively impact the sim, NO colliders.
Please do note that we strictly controll
if the building limitations are being redeemed and that we return /
delete items WITHOUT WARNING that are against this rules.
3.3. Privacy:
The use of access restriction (= privacy
lines / red ban fences) is prohibited! You need to set your land
to “allow public access” (no group access only, no banning
of neighbours). Islanders must be allowed to get to their islands and
fly over the sim without bouncing to the annoying redlines. However
you can use a security system that kicks users off your land for your
privacy. Use a low lag security device system. Set the range on maximum
30 meters and sensor rate on minimum 15 sec warning time, that's enough
to get privacy. Please ensure that you don't kick your neighbour with
your device!
3.4. Editing land:
-> YOU CAN NOT TERRAFORM/EDIT THIS
LAND.
-> WHEN YOU TAKE OVER A PARCEL NEW
we can do a custom change of the island layout for you (bays / pool
/ pond). But this will be a ONE TIME event so think good when you choose
your time to ask for landscaping.
-> No hills, land has to remain
flat.
-> 3 meter water to the property
lines
-> Prim rocks allowed as long
as they fit the landscape and are no higher than 25 m.
-> NO gaining ground with sand prims
etc.
3.5. Subletting:
Subletting is allowed but the tier
for the island has to be paid of the parcel owner to Brando Estate not
the sub-tenant. Also Brando Estates does not provide any support
to sub-tenants. So for any occurring problem tenants have to contact
the owner of the parcel. Brando Estates is not being held liable if
a tenant looses the land due to unpaid tier to Brando Estate of the
land owner.
4. Brando Estates Behaviour Policy
4.1. "No Harrassment"
We do not have a strict definition
of harrassment, however this includes spamming advertising to other
residents, using weapons and other abusive conduct.
4.2. " Over-aggressive Security
Systems"
If your security system teleports users
home without warning, we will consider this as harrassment. Please set
it to provide a warning (15-20s) before taking any action.
4.3. "Overusing of Resources"
If you have objects or scripts which
significantly negatively impact on the ability for the sim to operate
in an efficient manner (such as causing time dilation) or causes the
region to crash we will remove the items and warn you. An overuse of
resources are also too many visitors. A sim will have lag starting at
40 avatars. As there are at least 10 parcels per full prim Sim you need
to take care that you don’t have too many people on your land so the
others can have visitors too and that there is no lag. We reserve the
right to teleport home visitors and warn you.
4.4. “No messing”
If you build or place any objects on
land that is neither yours nor you are allowed to build there by the
owner, your objects will be returned and you will be banned.
4.5. If you violate any of the rules,
you will be banned of ALL BRANDO ESTATE SIMS.
